Real Estate & PropTech
Documents, deadlines and parties who never meet.
Property transactions run on obligations scattered across leases, notices and email threads. The failure mode is rarely dramatic — it is a critical date missed, or a buyer ringing for the fourth time because nobody told them anything.

Four corners of the real estate sector
The real estate sector is not one market. These are the areas we work in most, each with its own systems, regulators and pressures.
Residential Agencies
Listings, buyer management, campaign tracking and settlement coordination.
Commercial & Industrial
Tenancy management, lease administration and asset performance.
Property Management
Maintenance workflow, inspections, arrears and owner reporting.
Developers & PropTech
Project sales platforms, buyer portals and property technology products.

The problems that actually come up.
Recurring issues in real estate, and what we do about each one.
Lease admin buried in spreadsheets
Lease abstraction and automated tracking of critical dates, escalations and options.
Buyers chasing agents for updates
Portals that give every party live status on the transaction without another phone call.
Inspections recorded on paper
Mobile inspection capture with photos, condition records and automatic report generation.
Title and identity checks done manually
Verification workflows and, where parties require it, tamper-evident records of the checks performed.
Make status visible and dates automatic.
Most of the value here is unglamorous: extract the obligations, track the dates, and give every party the same view. Document AI populates the record and a person checks it, rather than reading the whole lease.

Frequently asked questions.
What clients in real estate usually want to know before starting.
1. Can you integrate with the CRM our agency already uses?
Usually. Most agency CRMs expose an API, and where they do not we work through supported exports. We would check that before proposing anything built on top of it, because integration limits shape what is worth building.
2. Is blockchain useful for property titles?
In most Australian jurisdictions, not really — the state land registry is the authoritative record, and a parallel ledger adds work without adding authority. Where it does help is recording that verification steps were performed and not altered afterwards. We would use it for that narrow purpose only.
3. Can inspections work offline?
Yes, and they need to — coverage at properties is unreliable. Inspection apps capture photos and condition data locally and sync when a connection returns, so an inspection is never lost to a dead spot.
4. How does lease abstraction work?
Document AI extracts key terms — dates, escalations, options, obligations — from lease PDFs into structured fields. Extraction is reviewed rather than trusted blindly; the value is that a person is checking a populated form instead of reading the whole lease.
5. Do you build for property managers as well as sales agencies?
Yes, and the requirements differ substantially. Property management is workflow-heavy and recurring; sales is campaign-driven. We would not reuse one design for the other.
